<p>When we begin thinking about investing, we need to first look at our own financial situation to determine what amount we can safely invest each month. It&#8217;s always wise (that should read crucial) to invest with your surplus, and not your rent (by rent we mean any monthly expense you know will be spent).</p>
<p>In order to accomplish this and not invest scared money, it&#8217;s wise to first save (put aside some capital), and use that money to invest with. How much you decide to put aside is your decision, but many financial experts recommend 10% as an emergency fund, then an additional 10% for investing. Different people will have different takes on these suggestions.</p>
<p>while a single person may only need to take of their own investment needs, a family person needs to consider their children, spouses, and long-term goals. While we feel that investing is crucial for your financial success, this should not be done at the expense of your family, make certain they are provided for before investing.</p>
<p>Each of us is unique and deals with investment strategies, and life in general, differently. There are those among us who are conservative, and others who are risk takers. An honest conversation with yourself, or your spouse, will help you determine what type of investor you are, and what are your goals for the future. we are extremely bullish concerning penny stocks, believing they can be an integral part of any portfolio, offering significant possibilities for excellent ROI.</p>
<p>The time tested piece of investment advice is this, diversify. While penny stocks have allowed this author to obtain wealth, that doesn&#8217;t mean they are my only investment, I&#8217;m well diversified and so should you be. The market will always fluctuate, it has done so for years and I can see no reason it will change in the near future.</p>
<p>Always take the time to either research before you invest, or be involved with a quality expert or a newsletter that knows your niche. Often times you&#8217;ll find the best investments are those that run contrary to what your financial advisor, (usually very conservative) may advise. Just like investors, there are conservative and risky financial advisors. Take anything that is said as advice, not fact then research on your own. There is no such thing as a Wall Street crystal ball, but there are ways to obtain good information.</p>
<p>While we believe the majority of the big moves are predictable ( with penny stocks), there will certainly be the time you&#8217;re on board a loser. When this happens never chase the stock, take your licks, liquidate your position, and lived to invest another day. while the feeling is wonderful when you&#8217;re onboard a winner, do not let your emotions rule, take your profits, celebrate, then reinvest.</p>

			<content:encoded><![CDATA[<p>Portfolio lending is on the rise. The main reason for this is portfolio lending is not subject to the crazy 4 property rule. Through a portfolio lender, it is possible to have more than 20 mortgages. But those investors looking for conventional loans through lenders such as Fannie Mae and Freddie Mac will run into the 4 property rule wall.</p>
<p>Obviously new lending rules were needed to curb the losses of hundreds of lenders that are now out of business. But, in my opinion, the 4 property rule is ridiculous. In fact, this rule borders on Socialism. The 4 property rule severely hinders the ability of a real estate investor to continue doing business. <span id="more-182"></span></p>
<p>So, what specifically is the 4 property rule? Essentially, the new rules of conventional lending state that a person will be limited to four financed properties at one time. Again, this is a thoroughly absurd rule that undermines many benefits of real estate investing. Basically, if you are limited to only four financed homes, you can not flip property in vast numbers.</p>
<p>Specifically, if you are still financing your primary residence, you can only flip three properties if they are currently being financed! Again, this type of rule does very little for aiding investment circles. Really, it is a form of protectionism. And, as history shows, protectionism has the inverse consequence of what it was originally intended. That is to say, it does nothing to help the market and overall economy. Instead, the 4 property rule can significantly weaken the economy.</p>
<p>Before the subprime meltdown, investors took advantage of rapidly increasing real estate values. They would purchase properties at low prices and then sell high. Sometimes, real estate investors purchased huge volumes of properties to resell. The affordable housing they provided had a positive impact on our economy.</p>
<p>If the 4 property rule went away, there would be many positive effects. First, real estate investors would have to put their profits somewhere and my bet is they would go to the stock market. That in itself would provide a huge amount of liquidity.  It would also fill up the tax coffers.  And, of course, the wealth created would lead to more real estate being purchased thus improving values overall. The 4 property rule accomplishes none of this. I hope this rule will be overturned so we investors can fully participate in and contribute to the economic recovery.</p>
<p>Then again, regardless of whether or not this rule is revoked, portfolio lenders are not restricted to such a rule. If you wish to seek massive financing, a portfolio lender is the lender to visit.</p>

			<content:encoded><![CDATA[<p>These days we have so many options we can use as a way to invest our money. One of those ways is by investing in foreclosures. Foreclosures happen due to the home or property owners fail to pay the mortgage and as the result the lender will repossess the property. Foreclosures investing can be a lucrative way to earn yields, however there are many risks involved that you should understand. This article will try to cover the risks and rewards of foreclosures investment. <span id="more-384"></span></p>
<p>Advantages and Disadvantages to Buying Pre-Foreclosure Properties</p>
<p>One type of property sale which relates to foreclosures is the pre-foreclosure sale.  A pre-foreclosure sale occurs when the lender allows the homeowner with past due mortgage payments to sell the home on their own and pay back the lender what they can from the sale of the home.  The lender often agrees to this so that they do not have to get involved with possessing then reselling the home and the homeowner likes this option because it prevents foreclosure.  The investor also benefits from this type of sale as well.</p>
<p>Some advantages to purchasing an investment property via pre-foreclosure sale include discounted price, speedy purchase and wonderful profit opportunities.  As for the disadvantages, the investor who buys property by way of a pre-foreclosure sale may find that the homeowner is hard to contact and/or unwilling to sell, the research is cumbersome and there are other potential buyers who wish to purchase the property.  </p>
<p>For those who wish to purchase property via a pre-foreclosure sale, they should do their independent research, approach the homeowner in a courteous manner and ensure that they make an offer that will not cause them to lose money in the end.  By doing so, the investor may find that buying a house by pre-foreclosure sale will work to their advantage.</p>
<p>Advantages and Disadvantages to Buying at a Foreclosure Auction</p>
<p>Another way to purchase foreclosure property is through a foreclosure auction.  Auctions of this type are usually held at the local courthouse of the county where the property is located within.  This is a common way for foreclosed properties to be sold and this too has its pros and cons.</p>
<p>The main advantage to purchasing property at a foreclosure auction is the reasonable price for which one can bid on a property.  Although there will be other bidders, the resulting price is usually one that is quite attractive.  Another advantage relates to the profit which the purchaser will see when they resell the home.  Since the home was won at a reasonable amount, when the highest bidder goes to resell the property they will most likely see a good profit margin from that sale.</p>
<p>With regard to the disadvantages, purchasing a home at a foreclosure auction has a few which are tied in with it.  The first disadvantage to buying a home this way relates to the inability to inspect the property.  As auction homes are usually sold as is, the bidder who wishes to adequately inspect the home beforehand will be unlikely to do so.  Another disadvantage to purchasing a home via auction is that the purchase price and deposit is due via cash or cashier’s check in many instances which may be difficult for many investors to obtain on short notice.  </p>
<p>Advantages and Disadvantages to Buying Real Estate Owned (REO) Properties</p>
<p>One last type of property purchase which relates to foreclosures is real estate owned properties, or REOs.  An REO is when the property returns to the exclusive hands of the lender and then needs to be sold from that point.  The lender is looking to sell their newly acquired property as soon as possible since they do not want to be in charge of the property and its necessary maintenance.  The lender will then look for potential buyers of the property.</p>
<p>Some advantages to buying an REO are that they usually have good title, property taxes will be up to date and repairs may have been made to the property by the lender to ready it for sale.  As for the disadvantages, those who purchase REOs may find that the savings which they see by purchasing an REO are not as great as they could be and therefore, the profits may not be as great as well.  </p>
<p>Conclusion</p>
<p>When purchasing property in any of the previously mentioned ways there are a few things to keep in mind when doing so.  It is extremely important to do independent research with regard to the properties and purchase methods, ensure necessary funds for purchase and inspect the property whenever possible.  This will help to ensure that the buying process goes as smoothly as possible.</p>

			<content:encoded><![CDATA[<p>If you purchase stocks, there are two main ways you can make money from the purchase.  First of all, you can be paid dividends.  When a corporation makes a profit, they may decide to pay some of it as dividends to their shareholder such as $1 a year per share, but this isn&#8217;t guaranteed.</p>
<p>You can also earn a profit through capital gain.  When you buy stock, you will pay a certain price.  If in the future the price goes up, and this is what you want it to do, you can sell it and make a profit.  Subtract what you paid for what you sold it for and this is your capital gain. <span id="more-346"></span></p>
<p>When someone buys shares of stock, they do so in hopes of profiting through capital gains.  High dividend paying stocks are often sought after by retirees who are looking for a stable source of income.</p>
<p>You can&#8217;t make capital gains unless the price goes up. (unless your selling short, but that&#8217;s an entirely different idea)  Stock prices are always changing and can go up or down.  What makes them change?</p>
<p>The price of stocks goes up and down the same way that the price of anything else goes up and down.  It is an economic principle of supply and demand. Maybe you remember that from your economic class.</p>
<p>When the supply increases and the demand stays the same, the price will decrease.  When the demand increases and the supply stays the same, the price increases.  They vary inversely and the price adjusts along with them.</p>
<p>With stocks, if a lot of people want to buy a particular stock and not enough people are selling, they will have to raise the price to accommodate for it.  If there are more people looking to sell than people willing to buy, they will need to decrease the price to get people to buy.</p>
<p>Once you understand supply and demand, you can understand how to make capital gains.  You should try to purchase stocks that you feel will be a very popular buy in the future.</p>

The market maker is a specialist on an exchange or a dealer in the over-the-counter market who buys and sells stocks, creating an inventory for temporary holding. The market maker provides liquidity by buying and selling at any time. However, the market maker isn&#8217;t under any obligation to buy or sell at a price other than the published bid and ask prices. <span id="more-318"></span></p>
<p>The downside of being a market maker is that you&#8217;re obligated to purchase stocks when no one wants them. The upside of being a market maker is that you get to pocket the profits of a spread. A spread is the difference between a bid and ask price. For example, a stock with a bid and ask price of 15 151&#8260;4 has a spread of 1&#8260;4. The bid price is $15, and the sell price is $15.25. By selling 1,000 shares at $15.25, the market maker profits by $250.</p>
<p>Spreads are often just a few cents for each stock. However, these pennies quickly become dollars because of high trading volume. Last year, NASDAQ market makers earned $2 billion from spreads. Day traders have sliced into some of these profits. Recent reports indicate that market maker spreads are down by 30 percent.</p>
<p>The existence of several kinds of spreads has caused some confusion. The following list defines some of these spreads:</p>
<p>Dealer spread: The quote of the individual market maker. A market maker never earns the entire spread. The market maker needs to be competitive on either the bid or offer side of the market. The dealer is unlikely to be at the best price (the highest price if selling and the lowest price if buying) on both sides of the market at the same time.</p>
<p>Actual spreads paid: The narrowest measure of a spread, because it&#8217;s based on actual trade prices. The actual spread paid is calculated by measuring actual</p>
<p>Inside spread: The highest bid and lowest offer being quoted among all the market makers competing in a stock. Because the quote is a combined quote, it&#8217;s narrower than an individual dealer quote.</p>

You can vote in the company, but your vote is usually only good for choosing those on the board of directors who makes the big decisions, unless you own a large part of the company.</p>
<p>A stock is considered an equity security because you own part of the company.  A bond is considered a debt security because you lend the company money, you don&#8217;t own any of it.  You can buy bonds from the government, state, bank, or a corporation.  If you buy a bond for $1,000 that matures in 10 years with an effective interest rate of 5% paid annually, every year you will receive $50 until the 10 years are up at which time they will pay you back the $1,000.</p>
<p>You can hold bonds to maturity or you can buy and sell them.  Bonds bought from the government usually have little to no risk.  Corporate and municipal bonds have a rating that will tell you how risky they are.</p>
<p>Bonds are rated by letters.  For example, a AAA is the highest rating which means it has the lowest risk by those usually have the lowest return as well.  They are rated also as BBB, CCC, etc.  The lower they go, the riskier they are.</p>
<p>Mutual funds are a mix of stocks and/or bonds.  They work by pooling together a bunch of peoples money and a fund manager invests the money in several different investments for you.</p>
<p>Mutual funds are beneficial because you are able to diversify your money, meaning you reduce your risk by investing in many different securities or investments.  No-load mutual funds are popular because they don&#8217;t charge fees which puts more money back into your pocket.</p>
